What Causes Roofs to Sag?

Sagging happens when the roofing structure is unable to support the weight of the roof. When planning a new roof, builders and roofers must account for factors like the estimated total weight of the roofing material as well as the additional load exerted by snow, rainfall and high winds. Design errors can result in parts of the roof sagging or even collapsing because it couldn’t support the load.


Switching to a heavier material during a roof replacement, without reinforcing the original roof framing, can likewise result in a sagging roof line. Other factors that may contribute to a sagging roof include the use of untreated timber, lack of attic ventilation and using the same support structure for more than two installations. Issues with the house foundations can also cause sagging – along with damage to exterior walls.

Can Sagging Roofs Be Fixed?

A good roofing company can perform repairs on a sagging roof, provided that the framing is not severely damaged. Support components can be installed to bolster existing framing during a roof replacement. However, if the roof is in a condition that makes repairs impractical – perhaps, the roof is beyond its expected lifespan, or the framing is showing signs of extensive moisture damage – then you might be better off getting a new roof.


If the roof is sagging because of a problem with the house foundations, then you need to address it right at the source and consult a house foundations specialist first. Uneven settling of the house foundations can pull opposite sides of the house apart, resulting in large cracks stemming from the ground. In addition to foundation repairs, causes such as improper drainage and incorrect gutter designs may also need to be addressed.
