What Your Roofing Insurance Can and Cannot Cover
TONY • December 2, 2021

As a way to protect your roofing system, you may want to invest in homeowners insurance. This is a great idea to ensure the health and security of your roofing should you experience any damage. However, despite purchasing one, many people don’t know what their insurance will cover.

Can Your Insurance Cover Wear and Tear?

Once you purchase an insurance policy for your roof, an agreement binds you and your insurer. This agreement ensures that you keep up with the maintenance on your roof, which includes the annual roof inspection and repairs. If something unexpected comes up, such as damage from weather, your insurance will be able to cover it.

As such, roof inspections and repairs can prevent your insurance from getting denied. When you notice a leak, have it fixed immediately. Also, be sure to have your roof examined at least twice a year to avoid severe roof damage. By keeping up with proper roof maintenance, your insurance claim won’t be voided due to wear and tear.

What Can Your Homeowners Insurance Cover?

Accidental damage, such as when a tree has fallen on your roof, can be covered by your insurance. Your insurance can also pay for roof repair on roof damage caused by extreme weather conditions, such as storms and hail.

Additionally, if the roof of your shed or garage is damaged by the same storm, it can be covered by your insurance policy as long as it is caused by a covered peril. In your insurance policy, a peril is a cause of loss, such as fire or theft. The coverage can be provided on an “all perils” basis or a “named perils” basis. While “named perils” includes what is covered by the policy, “all perils” lists what is excluded from coverage. If damage related to weather is included in your policy, your insurance will be able to cover the roof damage on your shed or garage.
